Joshua M. Bernstein joined Vandenberg & Feliu as a real estate partner in April, 2006, having practiced with the Philadelphia law firm of Abrahams, Loewenstein & Bushman for the preceding 17 years. Mr. Bernstein has a broad-based, commercial real estate practice which entails representing owners, developers and managers of income-producing properties, including shopping centers, apartment buildings, industrial buildings and office parks. Mr. Bernstein also represents businesses that acquire and lease commercial properties for their own use. Mr. Bernstein has extensive experience structuring acquisition and sales transactions, negotiating financing for income-producing and owner-occupied properties, advising property owners regarding the redevelopment of existing properties, negotiating shopping center, ground and “triple net” leases, and counseling property managers regarding various redevelopment and landlord/tenant issues. Representative client matters include:
• Redevelopment of community-based shopping centers, including leases of former
“big box” premises, in-line stores and out-parcels to national retailers and developers.
• Office park “synthetic” lease transaction involving construction of 80,000 square
foot corporate headquarters and 60,000 square foot high-technology
manufacturing facility.
• Acquisition of 350,000 square foot food production facility and conversion to
light manufacturing, warehousing and related office uses.
Mr. Bernstein previously served as counsel to the Philadelphia Condominium
Managers Association in its successful lobbying campaign to compel the City of
Philadelphia to provide municipal trash service to high-rise condominium and
cooperative buildings.
Prior to becoming a lawyer, Mr. Bernstein worked as a project coordinator for a
Philadelphia real estate development firm.
Mr. Bernstein has been involved in the Philadelphia Volunteers for the Indigent
Program where he conducted training programs for volunteer lawyers representing
low-income clients with real estate problems.
Mr. Bernstein lives in Manhattan with his wife, Christine Kong, who is an employee
benefits lawyer.
